Why parging fails on North York homes

Those postwar block foundations are the big one. Concrete block is porous, and once water gets behind an old parge coat, our freeze-thaw winters do the rest. The coat loses its bond, sounds hollow when you tap it, and starts dropping off in chunks. Grading is a common culprit too. Plenty of North York lots have settled toward the house over the decades, and downspouts that dump water right at the foundation speed everything up. Road salt splashing off driveways and walkways eats away at the bottom edge of the coat as well.

No. Parging is a protective surface coat, not a structural repair, so the City of Toronto does not require a permit for it. If we ever find structural problems behind the old parging, we will flag them for you before any work starts.
It depends on the length and height of the walls, the condition of the old coat, and how much prep is needed. That is why we quote every job individually and put it in writing. Quotes are free and most go out the same day.
We do both. If the rest of the coat is still bonded well, a patch repair is often all you need. If the parging is failing across the wall, patching becomes a losing battle and a full recoat is the better fix. We will tell you honestly which one your house needs.
Roughly spring through late fall. Cement-based parging needs temperatures above about 5 degrees to cure properly, so we do not apply it in freezing weather. We watch the forecast and schedule your job around it.
