The coat loses its bond, sounds hollow when you tap it, and starts dropping off in chunks. Grading is a common culprit too. Plenty of North York lots have settled toward the house over the decades, and downspouts that dump water right at the foundation speed everything up. Road salt splashing off driveways and walkways eats away at the bottom edge of the coat as well.
There is also a lot of rebuilding going on.
