Basement parging is a cement coat applied over the block or poured concrete of your basement walls. It covers rough, patchy surfaces, fills small voids, and leaves a clean, uniform finish that protects the wall underneath. We handle both sides of the job: the exposed foundation around the base of your home and the bare walls inside an unfinished basement.

Across the GTA we see the same story on repeat. The original coat went on thin, moisture worked in behind it over a few winters, and now it is flaking off in sheets or shedding grey dust onto the floor. A proper re-parge fixes that for good. We serve homeowners in Toronto and right across the region, and you can find your area on our service areas page.

What's included in our basement parging service

Good parging is mostly preparation. Here is what every basement job includes:

  • Full surface prep. We scrape off loose and hollow material, wire-brush the wall, and clear away dust so the new coat has something solid to grip.
  • Bonding agent. A bonding primer worked into the surface so the fresh parge locks onto the old concrete instead of sitting on top of it.
  • Crack and void filling. Hairline cracks and small gaps get packed before the coat goes on, so they do not telegraph through the finish.
  • Cement-based parge coat. Applied by trowel at the right thickness, then finished smooth or lightly textured, your choice.
  • Clean-up. We tarp the work area, protect anything nearby, and leave the space tidier than we found it.

Signs your basement walls need attention

Basement walls rarely fail overnight. The first hints are small: a powdery white residue called efflorescence, grey dust collecting along the base of the wall, or a hollow sound when you tap the old coat. Left alone, those spots grow into flaking sheets and bare patches that let moisture reach the concrete itself.

Not every wall needs a full re-coat, and we will tell you so in the quote. If most of the surface is still solid and only a few areas are failing, a targeted parging repair is often the smarter call. If the exposed foundation outside needs the same treatment around the whole house, our foundation parging service covers the full perimeter.

Materials and cure time

We use a cement-based parge mix suited to the wall it is going on, worked over a bonding agent for a strong mechanical grip. The coat needs a few days to cure properly, and once it has, the finished surface stands up to the freeze-thaw cycles that are so hard on foundations here. For above-grade walls that take the worst of the weather, see our exterior parging service.

Good to know

Basement parging questions, answered

Yes. We parge bare interior basement walls as well as the exposed foundation outside. An interior parge coat covers rough block or concrete, cuts down on dust, and brightens up an unfinished basement.
No, and we will tell you that straight. Parging protects the wall surface and helps shed moisture, but it is not a waterproofing system. If water is actively coming in, the source needs to be dealt with first, and we are happy to point you in the right direction during the quote.
Usually the original coat went on too thin, or it was applied without proper prep, so it never bonded well. Moisture gets behind it, freeze-thaw cycles work it loose, and it starts to flake or shed dust. Our prep work and bonding agent are aimed squarely at preventing that.
Most homes take a day or two, depending on how much old material has to come off first. The new coat then needs a few days to cure fully, and we will let you know what to avoid while it does.
No. Parging is surface work, so no building permit is required anywhere in the GTA. That keeps things simple, and it means we can usually book the job within days of your quote.
