Foundation parging is the cement coat that covers the exposed strip of foundation between the ground and your siding or brick. It does two jobs at once. It seals the surface of the concrete or block against water and frost, and it gives the base of your house a clean, finished look instead of rough, patchy masonry.

Around the GTA, that strip of foundation takes a beating. Freeze-thaw cycles work moisture into every small crack, and by spring the old coating is flaking off in sheets. We parge foundations on everything from postwar bungalows in Scarborough to new builds in Vaughan, and the fix is the same honest work every time: strip what is failing, prep the wall properly, and trowel on a fresh cement parge coat built to hold.

What's included in our foundation parging service

Every job starts with a walk around the house so we can see what the wall actually needs. From there, a typical foundation parging job includes:

  • Removal of failed material. Loose, flaking or hollow-sounding parging comes off first. Coating over bad material just hides the problem for a season.
  • Surface prep. We clean the wall, chase out cracks and dampen the surface so the new coat bonds instead of drying out too fast.
  • Bonding agent. A bonding agent helps the fresh cement grip smooth or dense surfaces. Skipping it is where a lot of cheap parge jobs go wrong.
  • Cement-based parge coat. Trowelled on at the right thickness, with a finish that suits the rest of the house.
  • Clean edges. Straight lines along the siding, brick, window wells and grade.
  • Full cleanup. We leave your yard the way we found it.

Signs your foundation needs parging

Most homeowners call us when the old coating starts to let go. Look for cracks that keep growing, sections that sound hollow when you tap them, chunks flaking off near the ground, or bare block showing through. White, chalky staining is another clue. That is moisture moving through the wall and leaving minerals behind.

If the damage is limited to a few spots, a targeted fix may be all you need. Our parging repair service handles cracks and patches without redoing the whole wall. If the coating is failing all the way around, a full recoat is usually the better spend, because patches on a tired wall rarely blend in or hold for long.

The outside is only half the story, too. If your basement walls are rough or dusty on the inside face, our basement parging service gives them the same clean, sealed finish.

Materials, cure time and the weather window

A parge coat is only as good as the mix and the conditions it cures in. We use a cement-based mix suited to exterior foundations, applied when temperatures are safely above freezing so the coat can cure slowly and gain full strength. Rushing the cure, or trowelling onto a bone-dry wall in July heat, is how you end up with hairline cracking within a year. Done right, the coat shrugs off our freeze-thaw winters season after season.

Good to know

Foundation parging questions, answered

Parging is a cement-based coat trowelled over the exposed part of your foundation, the strip between the ground and your siding or brick. It seals the surface against water and frost and gives the base of the house a clean, uniform finish. It is standard practice on both poured concrete and concrete block foundations.
Only if the old coat is still solid. Anything loose, hollow or flaking has to come off first, otherwise the new layer fails along with it. We check the whole wall before we quote, so you know exactly what we plan to remove.
Roughly spring through fall. Cement needs steady above-freezing temperatures to cure properly, so we schedule parging work for the warmer months. If you reach out in winter we can still quote the job and book you in early for the season.
Parging protects the surface of the wall and helps shed water, but it is not a waterproofing system. If water is actively getting into your basement, that usually points to grading, drainage or a crack that needs its own repair. We will tell you honestly which one you are dealing with.
It depends on the prep, the mix and how much weather the wall takes, which is why we put so much care into the first two. A properly prepped and cured parge coat holds up for many years through GTA winters, and our workmanship is covered by a 5-year warranty.
