5-Year Workmanship Warranty 100% Satisfaction Guarantee Free, No-Pressure Quotes

Parging takes a beating in southern Ontario. Sun bakes it all summer, fall rain soaks in, and then dozens of freeze and thaw cycles pry at every hairline crack through the winter. Sooner or later most parge coats crack, flake or start dropping off in chunks. When that happens, parging repair is a small job that saves you from bigger ones. It seals out water, protects the foundation underneath and tidies up the look of your home in a single visit.

We repair damaged parging on homes across the GTA, from postwar bungalows in Scarborough to century semis in East York. Some walls only need a patch. Others are better served by stripping the failed coat and starting fresh. We look at what is actually happening on your wall and give you a straight answer either way. No pressure, no surprises.

What's included in a parging repair

A repair that lasts comes down to prep. Trowelling new cement over loose material is the fastest way to end up redoing the job in two years, so we spend most of our time getting the surface right before any parge goes on. A typical repair includes:

  • Removal of failed sections. We chip away loose, hollow or flaking parging back to solid material.
  • Surface prep. The wall gets cleaned and brushed so the new coat has something real to grip.
  • Bonding agent. A bonding layer locks the new cement-based parge coat onto the old surface.
  • Hand-applied parge coat. We trowel on the new coat and finish it to match the surrounding texture.
  • Edge blending. Patch lines get feathered so the repair doesn't shout at you from the curb.
  • Clean-up. We bag the debris and leave the site the way we found it.

Fresh parging also needs time to cure. We plan repairs around the forecast so the new coat gets a few frost-free days to harden properly, which is what gives it real freeze-thaw durability.

Signs your parging needs repair

Parging usually fails slowly, then all at once. Catching it early keeps the job small. Keep an eye out for:

  • Hairline cracks that widen year over year
  • A hollow sound when you tap the wall, which means the coat has let go behind the surface
  • Flaking, bubbling or a chalky surface that rubs off on your hand
  • Chunks of parging sitting in the garden bed at the base of the wall
  • Bare concrete or block showing through where the coat has fallen away

Exposed foundation wicks water, and water is what does the long-term damage. If the failure runs the full length of the wall, a complete recoat through our foundation parging service is often a smarter fix than chasing patches. Damage on porch bases, garden walls and chimneys falls under our exterior parging work, and we handle interior-side patches through basement parging as well.

Parging repair questions, answered

It depends on how well the old coat is still bonded. If most of the parging is solid, we remove the loose sections, prep the edges and blend in new material. If the coat sounds hollow or is flaking across the whole wall, a full recoat lasts longer and looks better. We'll tell you honestly which one your wall needs.
The usual culprits are age, moisture and freeze-thaw cycles. Water works into small cracks, freezes, expands and slowly pops the coating off the wall. A rushed original job with poor surface prep speeds this up, which is why we clean and bond every surface before any new parge goes on.
We feather the edges and match the texture as closely as we can, and on most walls the patch blends in well once it cures to its final colour. On older or badly weathered coats, a perfect match is not always possible. In those cases we may suggest recoating the full wall so everything reads as one clean surface.
Most residential repairs are finished in a single visit, including prep and clean-up. The new coat then needs a few frost-free days to cure before it can handle hard rain or freezing nights. We schedule around the forecast so your repair cures the way it should.
Spring through fall is ideal, because cement-based parging needs above-freezing temperatures to cure properly. If you spot damage in winter, send us photos anyway and get on the schedule early. Spots fill up fast once the weather turns.
